Project Objective

The goal is to develop a high‑end boutique hotel featuring 8–10 rooms, each equipped with a private bathroom and designed to offer an intimate, refined, and distinctive guest experience. The property will include:

  • A restaurant with a professional kitchen, suitable for high‑quality service and a culinary offering aligned with the positioning of the hotel.
  • A SPA area dedicated to wellness, with spaces and equipment suitable for treatments and relaxation paths.

To ensure functional layouts and the quality of the services envisioned, we consider a minimum surface area of approximately 450–500 m² necessary.
Below are seven proposals that could serve as solid foundations for the development of the project. All properties require renovation, with an estimated cost ranging from €1,000 to €1,500 per m².
